.What is a Home Inspection?

A home inspection involves a licensed professional who will make a visual examination of the property, based on the Texas Real Estate Commission Standard of Practice. The inspector will check and analyze the various components in and on the property that are visible and accessible at the time of the inspection.

 
.Why Should I Accompany the Inspector?

It's a good time for you to review the property and become more familiar with it's major mechanical systems. Your inspector can help you to obtain important information about the house and answer many of your questions, and you'll find that the written report will be easier to understand if you have toured the property with the inspector.

 
.How Long Does A Home Inspection Take?

A thorough home inspection should take no more than 2-3 hours, depending on the size of the property.

 
.What Questions Should I Ask Before I Buy A Property?
How old is the current roof covering? Is there any documentation? Are there any active leaks? Are there any repaired leaks?
Have there been any repairs or modifications made to the structure of the house? If so, is there any documentation describing these changes? Were the structural changes inspected by an appropriate Code Official? Can I see their report?
Have there been any repairs, upgrades or modifications made to the electrical system? If so, is there any documentation describing these changes? Were the changes inspected by an appropriate Code Official? Can I see their report?
Have there been any repairs, upgrades or modifications made to the plumbing system? If so, is there any documentation describing these changes? Were the changes inspected by an appropriate Code Official? Can I see their report?
Have there been any repairs, upgrades or modifications made to either the heating or air conditioning system? If so, is there any documentation describing these changes? Were the changes inspected by an appropriate Code Official? Can I see their report?
Has there been any flooding in the basement or crawlspace? If so, what were the circumstances and what, if any, corrective measures were taken?
When was the last time the heating and air conditioning systems were serviced by a qualified technician. Is there any documentation?
How old is the hot water heater in the home? Have there been any problems with it?
Are there currently any problems with any of the major systems in this home?
